1. According to the lease term, UNIJIA will charge a one-time comprehensive energy fee of 500 RMB per month (which includes 300 RMB for water and electricity, 100 RMB for internet, and 100 RMB for property management). This fee should be paid along with the rent. If water and electricity usage exceeds the limit, UNIJIA reserves the right to charge for the excess.

2. UNIJIA Spring lease period: February 10, 2024 - June 30, 2024, with reservations starting from November 1, 2023.

Note: Tenants who move in later than the start date are required to pay the full rent. The purchased package is for the spring semester or a full academic year, and the remaining rent will not be refunded for delayed move-ins or early departures.

3. A deposit (in RMB cash) is required upon move-in, equivalent to one month's rent.

4. If there's significant fluctuation in the USD exchange rate, UNIJIA reserves the right to settle based on the RMB amount and make up the difference for the rental or service fee.
